Our aim is to see the rental through at every stage giving you help and advice as far as we possibly can. We offer the following services:

• Preview property and compile a complete inspection list
• Advise on market related rental
• Market and advertise property at our cost on your behalf
• If prospective tenant is found, we do an ITC and Experian check
• Tenant background checks are done as much as possible
• Employment reference and earning validations are done by obtaining ID document, pay slip or employment confirmation letter and bank statements if necessary
• We require a full deposit (equal to one month’s rent), first month’s rent in advance, water and lights deposit (if applicable) and a contract fee. All to be payable before occupation. Full title stands will require the tenants to open an account at the local council and provide proof thereof
• Manage the property once the tenant has moved in
• If any faults arise during the lease period, it is firstly taken up with the landlord and then given through to the relevant workman
• Attend to any queries and complaints that may be raised by either party
• Facilitate tenant turn around at the end of lease period and handle all relevant repairs from the deposit or from the landlord witch ever be the case
• We collect rental payments and pay over into the lessor’s account on specific dates minus commission of 12% (this may vary from investor), minus levies and rates and taxes (if this must be facilitated by us), and any other (eg. repairs)
